Foundations: Can You Fix the Cracks?

Before asking if foundations can be fixed in a do it yourself fashion, you must first ask what type of damage you're looking at. On the outside you may see cracks on the concrete or brick foundation. On the inside of your home you may find cracks around the windows or doors. Floors or chimneys may start to bow, sag, or tilt. If you have  a basement then the walls in the basement may start to crack, shift, or bow.

Foundations begin to fail for a number of reasons. If your home is new then you will want to consult your builder and your contract. Do not let them convince you that cracking is normal if the house is no more than a few years old. Older foundations are known to fail because of age or because of changes in the soil surrounding the home.

Before trying to repair foundations, you must first determine the problem. Not just that it's cracking but why it's cracking. You may need a professional for this. They will charge you but it's best to know what type of problem to fix instead of guessing. If the cracks aren't leaking then it is safe to assume that they are minor and can be fixed with a few simple steps.

Gather all of your supplies together before starting. Nothing is worse than getting into the middle of a job and not having something you need. In order to seal the cracks you need: plastic drop cloth, safety glasses, latex gloves, a water bottle, damp cloth, caulk gun, wire brush, liquid urethane foam, surface seal epoxy and 15 injection ports. If the areas that are cracked have paint around them then you may need paint remover.

Now that you've gathered the supplies, it's time to start with how to repair cracks in foundations. Before starting any actions, place the drop cloth on the floor. You may want to tape it into place so that it doesn't get moved during the process. First off, use the wire brush to remove any unwanted debris. Use the damp rag to wipe away dust and such. If the paint doesn't come off then use the paint remover and wipe with the cloth afterwards.

Next apply the surface seal epoxy. Mix up about ½ cup of the sealant. Put a bead of the mixture on the end of an injection port and then put that at one end of the crack. Proceed to place the injection ports approximately 6 to 12 inches apart along the crack. Once those have hardened (approximately 10 min.) then apply a single layer of sealant over the entire crack. You must wait an hour for it to dry on the foundations crack. Spray the crack with the water bottle. Inject the urethane into the crack before the water dries. The water will cause the urethane to foam and fill in the grooves of the crack. This process will fill cracks in many concrete foundations. Wait 24 hours before testing the efficiency of the sealant.
